Airbnb Direct — Manage Listings Help Guide
This guide explains how to connect your Airbnb account to Levart, manage your listings, and link rate plans for availability and rate synchronisation.
Connecting Your Airbnb Account
Before you can manage listings, your Airbnb account must be connected to Levart.
- Contact Levart support at support@levart.com.au / 1300 538 278 to have an Airbnb Direct channel added to your site.
- Once the channel has been set up, go to Channel Control in your admin panel and select your Airbnb Direct channel profile.
- Under the Logins / Settings section, click the Connect button.
- You will be redirected to Airbnb. Log in to your Airbnb Host account if not already logged in.
- Review the permissions and click Allow to grant Levart access to manage your listings.
- You will be redirected back to Levart. Your Airbnb account is now connected.
Once connected, the Manage Listings button will appear on your channel profile page.
Getting Started
- Go to Channel Control in your admin panel.
- Select your Airbnb Direct channel profile.
- Click the Manage Listings button.
This opens the Manage Listings page, which shows all listings linked to your Airbnb Host account.
Listings Overview
The listings table displays:

Creating a New Listing
- At the bottom of the Manage Listings page, find the Create New Listing section.
- Select a Levart Room from the dropdown. The room's details (name, description, images) are used as a starting point for the new listing.
- Click Create New Listing. The listing is created on Airbnb immediately using the room's details.
- You will be taken to the listing editor where you can review and adjust the details as needed.
Note: After creating a listing, you still need to connect and activate it before guests can book.
Connecting and Disconnecting Listings
- Connect — Links an Airbnb listing to Levart for availability and rate synchronisation. Once connected, Levart manages availability and pricing for this listing.
- Disconnect — Removes the link between Levart and the listing. The listing stays on Airbnb but is no longer managed by Levart.
Click the Connect or Disconnect button next to a listing to toggle the connection.
Activating and Deactivating Listings
- Activate — Publishes the listing on Airbnb so guests can find and book it. If Airbnb requires additional steps (e.g. verifying details), a dialog will appear with a link to complete the process on Airbnb.
- Deactivate — Takes the listing offline (unlists it). You must select a reason for deactivation and can optionally provide additional details.
A listing must be connected before it can be activated.
Syncing Room Details
To push description text and images from a Levart Room to an Airbnb listing:
- In the Sync column, select the Levart Room you want to sync from.
- Click Sync.
This copies the room's description and images to Airbnb. It does not affect rates or availability — those are managed separately through rate plans and channel mapping.
Editing a Listing
Click the Manage button next to a listing to open the listing editor. The editor has the following sections:
Listing Details
Core property information that appears on Airbnb:
- Listing Name — The title guests see.
- Property Type Group — High-level classification (e.g. Apartment, House, Hotel).
- Property Type — Specific type within the group (e.g. Loft, Condo, Villa).
- Room Type — Whether guests book the entire place, a private room, or a shared room.
- Check-in Method — How guests access the property (e.g. lockbox, smart lock, host greeting).
- Max Guests — Maximum number of guests allowed.
- Bedrooms / Bathrooms / Beds — Room counts. Note: bedroom and bathroom changes may take up to 24 hours to appear on Airbnb.
Guest Policies
Controls what guests are allowed to do:
- Cancellation Policy — Refund rules when a guest cancels.
- Instant Booking — Allow guests to book without sending a request. Can be set to Everyone, Well-Reviewed Guests Only, or Disabled.
- Instant Book Welcome Message — A message guests see before confirming an instant booking (appears only when instant booking is enabled).
- Check-in Start / End Time — The window during which guests can check in.
- Check-out Time — Latest time guests must check out.
- Smoking Allowed — Toggle on or off.
- Pets Allowed — Toggle on or off. When enabled, you can set a Pet Capacity (1–5) for the maximum number of pets.
- Events / Parties Allowed — Toggle on or off.
- Children Allowed (ages 2–12) — Toggle on or off. When set to not allowed, you must provide a reason (e.g. "Unfenced pool, steep stairs"). This reason is shown to guests on Airbnb.
- Infants Allowed (under 2) — Toggle on or off.
Pricing
- Listing Currency — The currency for this listing (e.g. AUD).
- Default Daily Price — The base nightly rate used when no rate plan overrides it.
Standard Fees
Additional fees charged to guests on top of the nightly rate (e.g. cleaning, resort, linen fees). Each fee has:
- Fee Type — The kind of fee (Cleaning, Short-Term Cleaning, Linen, Community, Management, Resort, Pet).
- Amount Type — Whether the fee is a flat dollar amount or a percentage of the nightly rate.
- Amount — The fee value.
- Charge Type — Per Group (whole booking), Per Person (multiplied by guest count), or Per Pet.
- Charge Period — Per Booking (once) or Per Night (each night).
You can add multiple fees and remove them as needed.
Pass-Through Taxes
Taxes passed through to guests. Each tax has:
- Tax Type — The kind of tax (e.g. Hotel Tax, City Tax, VAT, GST, Tourism Tax).
- Amount Type — Flat amount or percentage.
- Amount — The tax value.
You can add multiple taxes and remove them as needed.
Rate Plans
Rate plans define pricing rules, cancellation policies, and stay restrictions. Each listing can have multiple rate plans. The rate plans section shows all existing rate plans for the listing with options to edit or delete them.
To create a new rate plan, click Create Rate Plan and fill in:
- Rate Plan Name — A descriptive label. Must be unique across all rate plans on this listing.
- Cancellation Policy — Refund rules for this specific rate plan.
- Minimum Length of Stay — Fewest nights a guest must book (1–28 nights).
- Maximum Length of Stay — Most nights a guest can book in a single reservation (1–28 nights).
- Min Booking Lead Time — How far in advance (in hours) a guest must book. Set to 0 for same-day bookings.
- Max Booking Lead Time — The furthest in advance (in hours) a guest can book.
Deleting a Listing
To permanently remove a listing from Airbnb:
- Click the Delete button next to the listing.
- Confirm the deletion in the dialog that appears.
Warning: This permanently removes the listing from Airbnb, including all associated rate plans. This action cannot be undone.
Linking Rate Plans to Levart Rooms and Rates
After creating listings and rate plans on Airbnb, you need to link them to your Levart Rooms and Rates so that availability and pricing stay in sync. This is done through the Link Editor on the channel profile page.
- Go to Channel Control and select your Airbnb Direct channel profile.
- Click Link Editor to open the rate linking interface.
- If you have recently created or changed listings or rate plans on Airbnb, click Reload Rooms to refresh the list of available Airbnb listings and rate plans.
- For each Airbnb listing/rate plan, select the Levart Room and Levart Rate you want to link it with.
- Click Next to review the mapping.
- Click Save to apply the links.
Once linked, Levart will automatically push availability and rates to the connected Airbnb rate plans.
Saving Changes
After editing any listing details, guest policies, pricing, fees, or taxes, click Save Changes at the bottom of the page. A confirmation message will appear when the save is successful.
Frequently Asked Questions
How do I create a new listing on Airbnb?
- Go to Channel Control and select your Airbnb Direct channel.
- Click Manage Listings.
- In the Create New Listing section at the bottom, select the Levart Room you want to base the listing on.
- Click Create New Listing. The listing is created on Airbnb immediately and you are taken to the listing editor.
- Review and adjust the listing details, guest policies, and pricing as needed.

How do I update the nightly price for a listing?
- Open the listing editor by clicking Manage next to the listing.
- Scroll to the Pricing section.
- Update the Default Daily Price field.
- Click Save Changes.
For more advanced pricing, use Rate Plans to set different rates with specific stay restrictions.
How do I add a cleaning fee?
- Open the listing editor by clicking Manage next to the listing.
- Scroll to the Standard Fees section.
- Click Add Fee.
- Select Cleaning as the Fee Type.
- Set the Amount Type (Flat or Percent) and enter the Amount.
- Set the Charge Type and Charge Period as needed.
- Click Save Changes.
How do I take a listing offline temporarily?
- Go to Manage Listings.
- Click Deactivate next to the listing.
- Select a reason for deactivation from the dropdown.
- Optionally add details.
- Click Deactivate to confirm.
The listing will be unlisted from Airbnb. You can re-activate it at any time by clicking Activate.
How do I sync room descriptions and images to Airbnb?
- Go to Manage Listings.
- In the Sync column, select the Levart Room you want to sync from.
- Click Sync.
This pushes the room's description and images to the Airbnb listing. Rates and availability are not affected.
How do I create a rate plan for a listing?
- Open the listing editor by clicking Manage next to the listing.
- Scroll to the Rate Plans section.
- Click Create Rate Plan.
- Enter a unique name for the rate plan.
- Select a cancellation policy.
- Set minimum and maximum length of stay.
- Optionally set booking lead time restrictions.
- Click Create Rate Plan to save.
How do I delete a listing permanently?
- Go to Manage Listings.
- Click Delete next to the listing you want to remove.
- Confirm the deletion in the dialog.
This permanently removes the listing and all its rate plans from Airbnb. This cannot be undone.
What does "Action Required" mean when activating a listing?
When you activate a listing, Airbnb may require additional steps before the listing can go live (e.g. identity verification, payout setup, or missing listing details). A dialog will appear with a message from Airbnb and a link to complete the required steps on the Airbnb website. Once completed, try activating the listing again.
Can I manage the same Airbnb listing from multiple Levart sites?
No. Each Airbnb listing should only be connected to one Levart channel profile at a time to avoid availability conflicts.
How do I connect my Airbnb account to Levart?
- Contact support@levart.com.au to have an Airbnb Direct channel added to your site.
- Go to Channel Control and select the Airbnb Direct channel.
- Under Logins / Settings, click Connect.
- Log in to your Airbnb Host account and allow Levart access.
- You will be redirected back to Levart. Your account is now connected.
How do I link Airbnb rate plans to Levart rooms and rates?
- Go to Channel Control and select your Airbnb Direct channel.
- Click Link Editor.
- Click Reload Rooms to refresh the list of Airbnb listings and rate plans.
- Select the Levart Room and Rate you want to link to each Airbnb rate plan.
- Click Next, then click Save.
Levart will then automatically sync availability and rates to those Airbnb rate plans.
Why can't I see the Manage Listings button?
The Manage Listings button only appears when your Airbnb account is authenticated. If you don't see it:
- Make sure your Airbnb Direct channel is properly set up.
- Check that you have completed the Airbnb OAuth authentication (click the Connect button under Logins / Settings on your channel profile page).
